Buying a home is stressful enough, so I make the inspection process simple and predictable. This page walks you through what happens before, during, and after your home inspection, including how long it takes and how your report is delivered. My goal is to make sure you know exactly what to expect from start to finish.

Before the Inspection

Before your inspection, I confirm the appointment details, review any notes about the property, and make sure you know exactly what to expect on inspection day. You don’t need to prepare anything special—just make sure I have access to the home and all utilities are on. I’ll also send over the pre‑inspection agreement so we’re on the same page about the scope of the inspection. And if you already have questions, I’m happy to answer them ahead of time.

During the Inspection

Most inspections take 2–3 hours depending on the size and condition of the home. I focus on the parts of the home that matter most for safety, function, and long‑term performance. I move through the property in a systematic order—exterior, roof (from the ground or eaves), interior, mechanical systems, and major components—looking for conditions that could indicate defects, safety hazards, moisture issues, or potential damage. I document what I see with clear photos and straightforward notes for your report. Cosmetic or routine maintenance items aren’t the focus; the priority is identifying issues that could affect the home’s condition, safety, or future costs. You’re welcome to attend and ask questions, but it’s not required, and the process is never rushed.

After the Inspection

After the inspection, I review my notes and photos to make sure everything is clear and accurately documented. Your full report is delivered within 24 hours so you can move forward confidently without delays. The report includes photos, explanations, and recommendations that make the home’s condition easy to understand. Once you’ve had time to look it over, I’m available to answer any questions you have—whether it’s right away or later in the process.
